At the development stage we can help manage, coordinate and develop the vision of Owners and designers to meet their project’s initial goal.

PRECONSTRUCTION SERVICES OUTLINED

  • Conceptual project investigation; site walk, survey, explore history of existing space
  • Create conceptual project budget
  • Outline conceptual project schedule
  • Assist selection of major team members; Architect / Designer / Consultants
  • Assist Owner’s with investors (if requested) via Harris Associates network
  • Sourcing of long lead procurement – find the right suppliers early

General Contracting /
Construction Management Services

The Harris Associates team members, as General Contractors, have successfully managed high-end and detail oriented projects both as a Construction Manager and General Contractor.

We typically perform both roles simultaneously with a transparent / open book process which creates economies of scale and seamless oversight for the Owner. We pride ourselves on our successful track record with coordinating and managing the construction processes, budgets, quality and timetables necessary to successfully deliver a project.

Further, we manage, coordinate and maintain relationships between owners, designers, contractors and suppliers to create a positive team synergy. In both roles, we see ourselves as an integral part from design, execution and final delivery.

GENERAL CONTRACTING / CONSTRUCTION MANAGEMENT SERVICES OUTLINED

  • Estimating / Budget Development
    • Develop detailed project estimates at each step of the design
    • Develop and maintain the Master Project Budget
    • Implement value engineering ideas to maintain Owner budgets and design intent
  • Contractor Bidding and Lump Sum or GMP Establishment
    • Develop detailed bid packages for subcontractor buyout
    • Solicit a minimum of (3) subcontractor bids for each bid package
    • Analyze/Negotiate and provide recommendations for most qualified bidders
    • Develop and finalize project Lump Sum or GMP
  • Scheduling & Material Procurement
    • Develop and manage detailed construction schedules using Primavera P6
    • Develop detailed procurement log
  • FF&E/OS&E Procurement
    • Direct engagement and procurement with vendors
    • Installation of all FF&E/OS&E
  • General Construction Management
    • Direct Supervision for all subcontractors and construction activities
    • Develop and manage project cost controls to eliminate or minimize change orders
    • Chair weekly Owner/Architect/Contractor coordination meetings
    • Manage and oversee document control (RFI’s, Submittals, etc.)
    • Oversee and manage permitting process
    • Develop a monthly project report detailing the status of construction / budget
    • Create complete closeout documentation in hard copy and/or electronic format
  • Safety, Security & Quality Control
    • Implement Harris Associates Detailed Quality Control Plan
    • Assist Project Architect/Owner with development of project punch-list
    • Develop, monitor, and manage site specific safety plan
    • Lead Monthly Safety Program Review Meetings with Project Teams

    • Develop project closeout program with AOR assistance

3-postconstruction

Post Construction Services

We believe that the Partnership does not end with project turnover but extends well past Certificate of Occupancy and warranty period. Our team takes personal interest in being the single point of contact for all construction related concerns through-out the guarantee / warranty period. Well after turnover we continue to follow up with our Owners/Operators to ensure smooth transition from design and construction to a practical real world operation.

POST CONSTRUCTION SERVICES OUTLINED

  • Develop detailed close out log for warranties, O&M manuals, Attic stock, training, as-build references
  • Institute detailed punch list program during construction to reduce final project punch list
  • Turnover both electronic and hardcopy closeout manuals for operations / property engineers
  • Close out of all subcontracts / vendors and release of all lien rights
  • Management of the guarantee / warranty period
