Harris Associates provided Preconstruction and General Contracting Services for the renovation of 338 typical rooms on 22 floors totaling 212,024 square feet. To accomplish the remodel in the time allotted for the project, a man lift was installed which provided an efficient way to move material and manpower.
Harris Associates utilized a mockup room to control quality and managed the subcontractors, regarding schedule, to turn over completed floors in a consistent manner to hotel operations. A strong focus on procurement was required to minimize impacts of long lead time items.
The existing typical rooms were demolished down to the metal stud framing, including the restrooms. The renovation included new framing, electrical, plumbing, drywall, wall covering, millwork, tile, toilet accessories, glazing, paint, carpet, and FF&E.
The project also included renovating the corridors and elevator lobbies with new finishes. Harris Associates worked closely with the owner to complete punch lists and installation of FF&E while minimizing costs.
Value Analysis was provided throughout the Design process. The logistics, coordination, and scheduling of this project along with the multiple long lead item finishes was a team effort between all involved.
